Lowest property tax counties in the US

Ranked by median annual property tax paid (Census ACS B25103). Lower is less tax per year.

Property tax is the most predictable line item in a homeowner's annual budget and the one that varies most dramatically by location. Two homes of identical value can carry tax bills that differ by a factor of ten depending on which county lines they sit inside. The Census ACS publishes median property tax paid by homeowners in every county, sourced from how households actually answer the question on the survey rather than from posted millage rates. That makes it the most realistic apples-to-apples comparison available. This ranking surfaces the counties where the typical homeowner pays the least in property tax each year. Low property tax does not always mean low total cost of ownership: counties with low property tax sometimes carry higher home insurance, special assessments, or service fees. Use it as one input alongside the full county profile.

Methodology

  • Source: Census ACS 5-year B25103, real estate taxes paid for owner-occupied housing units with a mortgage.
  • The dollar value reported is the median amount paid by homeowners in the county, not a posted millage rate.
  • Effective rate is the median tax divided by the median home value. Two counties can have the same dollar tax but very different effective rates if home values differ.
  • Counties below 25,000 residents are excluded so the list reflects places where most readers might actually live.
  • Low property tax does not equal low total cost. Compare insurance, energy, and HOA costs on each county page.
